The rapidly growing RE scope is one of the globe's largest RE portfolios and includes offices, industrial / labs and accommodation for Shell Businesses, Projects and Ventures. With over 600 staff, 8000 contractors and $1.2 billion spend (opex/capex), RE has a daily impact on over 82,000 employees and contractors by creating inspiring experiences. We contribute to Shell's world class investment case by driving a cost-competitive real estate portfolio, and more sustainable footprint through improved energy efficiencies and more renewable power.
Shell's RE team of professionals has established a strong reputation as mature Corporate Real Estate organisation, delivering portfolio strategies, commercial transactions, capital projects, facility and business operations services and travel support to the various Shell Businesses and Functions in all parts of the world. We are currently looking to recruit RE Portfolio Managers at different levels of seniority to join our Real Estate team.
What’s the role?
The RE Portfolio Manager will be responsible for partnering with the businesses to create role specific value on: Goal Zero, no harm no leaks, cost and capital efficiency, functional discipline and professionalism, right people and competent suppliers, continuous improvement, and outstanding workplace experiences. This role will ensure that local delivery is planned and executed in line with: the strategic alignment of the business as defined by the strategy and portfolio plans for the businesses; and in line with the Group and functional requirements including Opportunity Realisation Standards and the RE Process Model and ways of working.
The role will support the delivery of RE2025 ambitions of aligning to changing business priorities, build capabilities to drive a competitive portfolio and leveraging the maturing global supplier market. This will be through the focus on the 4 pillars of RE2025 namely Manage a Competitive Portfolio, Create Inspiring Experiences, Care for People (including industry leadership with Worker Welfare program) and Reduce the Environment footprint (including baseline and targets on CO2 and the 5 strategic areas in Sustainability).
Working within the EMEA Commercial Deals and Projects (CDP) team, you will ensure that the RE portfolio within the region is delivered and managed in a safe and competitive way, fit for Business processes and practices. CDP is responsible for executing commercial transactions (acquisitions, dispositions, lease re-gearing and lease renewals) and RE projects (new construction, refurbishment, fit-out).
This position requires an energetic and skilled integrative business partner who can work across the portfolio, businesses and business stakeholders, asset classes and project types.
Moreover, we’ll entrust you to:
The RE Portfolio Manager contributes to a portfolio of opportunities/projects and has direct influence and exposure to the regional RE budget of $550mln ($400mln Opex / $150 mln Capex). Furthermore, there is direct contribution to the RE2025 ambition of $5.5bln in value add to the Enterprise.
Delivery of projects though mandated RE Opportunity Realisation Standards governance structure and process, ensuring Group mandates are achieved through effective management of projects - safety, business objectives (value added), schedule and budget
Commercial deals, including but not limited to: acquisition of large office leases; warehouse leases; site searches and acquisitions for new facilities; dispositions of real estate interests
Conduct complex negotiations individually or as part of the wider team, leveraging external partners to create efficiencies and deliver business outcomes that exceed expectations
Project delivery of non-hydrocarbon construction activities including but not limited to: office space build out; ground up construction of office buildings and warehouses; demolition projects
Promoting the implementation of continuous business improvement, owning, and managing the Group RE Business Plan.
Management of the more complex deals and transactions in scope of the team and leading by example where it comes to integrative leadership behaviours, uncompromising on process and controls, benchmarking for best practices in the wider industry and identifying and pursuing continuous improvement opportunities

Hard skills
Alongside your master’s degree or equivalent in Real Estate and institute accreditation (RICS, MCR, CCIM, etc.), you’ll ideally have:
Extensive experience delivering commercial deals and/or construction projects in high performance teams, substantial experience in Corporate Real Estate.
Real Estate commercial deal and project delivery experience is essential.
Exemplary communication skills both written and oral, ability to engage and influence senior business leaders
Model the right HSSE behaviours and lead by example to drive for a generative HSSE culture.
