Position Summary
Manages the transactional real estate & property management operations for **MEMBERS ONLY**SIGN UP NOW***. which includes: lease negotiations for owned and externally leased commercial property, development and implementation of organizational real estate policies and procedures, maintenance of the web-based or other real estate data base and all property management functions related to owned ambulatory facilities.
Responsibilities
Essential Functions
REAL ESTATE & TRANSACTION MANAGEMENT
Manages and oversees the daily real estate operation including transactional activities, establishment and enforcement of policies and procedures and adherence to all corporate compliance standards.
In conjunction with OHI's 3rd party brokerage partner, negotiates OHI real estate contracts (leases, renewals, subleases, purchase/sale, options & exchanges).
With the assistance of legal counsel, prepares contracts, leases, deeds, mortgages, options and other legal documents required to execute plans and programs.
Manages real estate team members who maintain inventory of and procure / administer OHI contracts for leased and owned properties.
Manages all aspects of the real estate data / lease administration software and/or web-based data management system including entry of new leases, assurance that all financial information is accurate and up to date and reporting on all aspects of OHI's real estate portfolio.
Manages all lease administration duties for OHI-owned properties including preparing vacant space for lease, construction management, verifying lease data and coordinating commission payments and keeping abreast of future requirements.
Manages and enforces rental collection policies and insures that tenants comply with all terms of the lease agreement. In support of the OHI Finance Department, monitors collections and coordinates default proceedings.
Conducts financial analyses on properties including, but not limited to, Lease vs. Buy, Lease vs. Build, Income Analysis, Discounted Cash Flow, Equity Yield, etc.
Manages the administration of estimated/actual pass-through expenses.
Tracks and monitors matters related to real property insurance, tax assessments & exemptions. Supports real estate tax review process for properties; communicates tax and other issues to legal counsel and senior management.
Works in conjunction with outside brokerage partner to estimate market value, market rent and highest & best use in cases where a formal appraisal is not required.
Works with space planning team in Asset Strategy to support efforts to locate space for physicians and other OHI departments on or near campus or other OHI properties.
Assists OHI Finance Department with contract terms related to deposits, down payments, closing statements, rent payments, rent collections, rent increases, expenses, notes & mortgages & cost basis allocation for Medicare reimbursement.
Supports Real Estate Director in the preparation of SBAR and real estate summaries for executives and board internal decision[1]making purposes.
Supports the preparation of budgets, long range studies and financial analysis for real estate activities.
Continually monitors and analyzes the real estate market to identify new leasing and purchase / sale opportunities.
Keeps abreast of all new developments in the real estate field through periodicals, seminars, membership organizations and real estate brokers.
PROPERTY MANAGEMENT
Responsible for the day to day management of real property assets throughout the health system.
Serves as the primary point of contact and relationship manager for OHI's 3rd party property management partner.
Assists the 3rd party property management partner and OHI Facilities Engineering with establishment and enforcement of the Property Management Plan and Preventative Maintenance Policies and Procedures.
Insures that periodic inspections of the property and tenant spaces are being conducted to confirm compliance with leases and the proper upkeep of the property.
In support of the Facilities Engineering Team, insures all work orders are being timely completed and prioritized to meet the needs of the customer and facility requirements.
Maintains accurate data and information pertaining to managed physical assets including size, land acreage, services provided to the asset, age of the asset, physical attributes, safety/security climate, environmental services, mechanical infrastructure, etc.
Works closely with the Facilities Engineering Department to insure optimal functioning of building systems (HVAC, fire/life safety equipment, elevators etc.) and security systems.
In coordination with Facilities Engineering, manages and supports the procurement of all vendor contracts related to select owned and leased space.
Monitors and acts on Tenant satisfaction issues and regularly surveys Tenants to compare against peer group benchmark results.
Supports the development of overhead, operating and capital budgets for specified properties.
Identifies cost reduction opportunities and implements solutions to improve overall asset performance and develops measurable operating matrices for comparison to national standards of similar assets.
Works with the real estate and property management team to produce monthly and annual financial and operational reports.
Maintains personal contact with tenants and other owner representatives to ensure solid, reliable relationships.

Qualifications
Education/Training
Bachelor's degree in Business Administration, Finance, Real Estate, Engineering, Architecture, Planning or related field required.
Licensure/Certification
None.
Experience
Seven (7) years of experience in commercial real estate to include, five (5) years of experience in property/facilities management or business management. Prior Central Florida real estate and supervisory experience required. Demonstrated experience in managing external partner relationships such as architects, engineers, appraisers, commercial brokers, environmental consultants and attorneys is essential.
