Shell Real Estate (RE) manages Shell Group's Real Estate portfolio, Shell Business Operations and Corporate Travel Programme. Strategic intent is to enable Shell Businesses to deliver on their goals by creating safe, secure, and productive environments that allow people to perform at their best.

What is the role?

Real Estate services in Shell are delivered through a few regional main contracts, ie. Facilities Management, Road Transport, Travel and local contracts ie. Construction. Your role as Real Estate (RE) Contract Performance Manager (CPM) is to Support Facilities Manager (FM) China & Japan on development and implementation of pre- and post- award contract performance management. You will also be managing Facilities for sites across China for Mobility business.

Key Roles and Responsibilities:


Developing the draft contract scope, defining the scope boundaries with site input; Developing contractor HSE management and site service requirements in support of procurement activities for regional and local contracts in liaison with Contracting & Procurement team; participate in technical evaluation of contractors’ tender proposals.
Co-ordinate the mobilisation of new contracts including the establishment of the site level contract management action plans (CMP), and LFOC (local form of contract) where applicable.
Manage and provide assurance on contract risks including safety and contract financial planning; Ensuring contracts are managed within approved contract values. Manage contract variations, claims, disputes, termination etc.
Develop, implement, and monitor Site performance data, facilitate strategic/tactical-level contract performance reviews based on contract KPIs on HSE, Quality, Cost, Schedule and Sustainable Development; Business Controls and support Continuous Improvement activities with support from the SBO team.
Participate annual budget review, monitor spending under main contracts and make appropriate and timely adjustment
Analyse the pool of existing local contractors and make sure the contractor pool has the right capability, capacity (area coverage), and commercial competitiveness to support both current and future needs. Play advisory and assurance role on contracting strategy for non-routine FM work
For directly managed sites, supervise site FM staff, and Provide visible HSSE leadership and management of local HSSE arrangements to deliver Goal Zero; Manage full range of service contracts and manage local procurement on RE related activities; Develop annual business plan and budget pan

We are keen to hear from individuals who have a formal University qualification in Real Estate, Business Administration, or Finance or with professional Real Estate accreditation or equivalent; preferably with 5-8 years’ work experience in commercial and industrial real estate facilities management or managing major service contract.

Beyond that, we’d hope to see as many of the following as possible on your CV.


Contract management and proven working experience with external strategic partners is essential, including defining contract scope, identifying risks, managing supplier relationships, performance measurement and improvement
Have strong Health, safety, and environment leadership and can demonstrate a track record on safety performance
Proven track record in business partnering, good stakeholder relationships and management with ability to influence at GM level.
Experience in financial planning including budget planning, monitoring, and reporting
Business acumen to understand the economics of a solution or service, including cost drivers and the trade-offs associated with quality, schedule, and cost.
Fluent in Mandarin and English (speaking and written)
